Rental Policies

Rental Payment Policy

To secure your booking, half of rent, the security deposit and signed lease agreement are due within 10 days of booking.  Final payment is due by May 15th, or as specified in your lease.  If your booking was made after May 15th, rent and security deposit are due in full with the executed lease agreement.  Payment can be made by personal check, cashiers check or wired funds, we do not accept credit cards.  Your security deposit will be refunded within 10 days of your stay providing there is no damage to the property, including no smoking and no pets.

Check In/Check Out

Check-in time is 3:00 pm and check-out time is 10:00 am.  Pick up and return keys at our office at 220 Main Street, East Orleans.  If departing early and the office is closed, please leave keys in the mailbox by front door. 

Please note: it is important that you check out no later than 10:00 am so the property can be properly serviced between guests.  If, however, you plan to leave early (to beat traffic maybe?), please call our office at 508-255-1700 or text Lisa Adams at 508-254-8001.


If you need to cancel your lease, please notify us immediately.  In the event you need to cancel your reservation, Orleans Village Properties will make every effort to re-rent the property for you; however, we can not guarantee re-rental.  If we are successfull in re-renting the property, you will receive a full refund.  If we are unable to re-rent the property we will only refund your security deposit.

The Lease Agreement is a legally binding agreement between the Tenant, Orleans Village Properties, and the Property Owner.  Your reservation and signed Lease Agreement bind you to a specific home for a specific periord of time.  There should be no expectation of refund because you are disappointed with the property in any way.  There will be no refunds for mechanical failure of nonessential items such as air conditioner, TV, dishwasher, washer/dryer, or other luxury items.  Orleans Village Properties will make every effort to rectify any problem that arises during your stay in a timely manner.


All of our rental properties are NON-SMOKING, smoking is not permitted.  If there is evidence that smoking has occurered inside a non-smoking rental property  your security deposit will not be refunded and additional charges for cleaning and ionization may be applied.  WE STRICTLY ENFORCE THIS POLICY.

Our rental properties do not allow pets.  The owner of the property may have had a cat or dog in residence so we make no guarantee for an allergen-free home.

Linens and Towels

Our rental properties DO NOT include linens and towels.  Please bring them from home.  We will be happy to refer you to local linen rental companies on request.
